What is the plumbing code requirement in the state of Tennessee regarding high placement of a dishwasher drain hose loop (air gap) under the sink near the counter top undersurface? The drainage hose typically drains into garbage disposal. Do inspectors in TN look for this? How often do you see this actually installed this way during inspections?

Robert,
You are using two different terms in the same sentence. An air gap is a device installed as a vacuum breaker while a high loop is just a loop in the drain line secured to the underside of the countertop. An installed air gap is the preferred device to prevent the reverse flow of drain water back into the dishwasher. Hope this helps.

Whether code or not, in Tennessee or elsewhere, nearly, if not, every manufacturer requires the high loop even though most have a check valve on the discharge.

As a home inspector and NOT CODE INSPECTOR, I check functionality and safety. When I find something dis-similar in installations as in this case, dishwasher drains directly to the garbage disposal I write it up this way,

"The dishwasher drains directly into the garbage disposal and is not vented. Check the manufacturer specifications to see if the dishwasher is vented inside of the unit. Under certain conditions, an un-vented dishwasher can allow drain water to mix with drinking water. If needed, have a qualified contractor properly drain and vent the dishwasher."

Somewhere in Deep space 9 (MY HEAD) I do think about today's installation practices especially during re-modeling procedures. I have been taught by really seasoned home inspectors, training hanging out with Regional Building Inspectors on remolding updates, etc, etc, etc. Me personally just makes me better not to mentioned a headache.

In Wisconsin there are only 2 legal dishwasher drain options:

1. A trapped standpipe at least 15" high, or
2. An air gap device mounted on the counter top (not under the sink hanging by a zip-tie). It doesn't matter where the air gap drains. The opening in the air gap cap is intended to face the sink so if it "spritzs" water it goes into the sink.

Of course the dishwasher manufacturer's requirements must be accommodated as well.

If neither of the 2 above options are present I report using the KISS Principle.....
"Dishwasher drain is a Hazardous Cross Connection. Recommend a specialist further evaluate/correct."
