    Default How many supply plumbing types?

    1920's house that had been coverted to 3 apartments, each with a bath and kitchen. Two story house. Let's just say it was beyond a handyman special.

    The crawlspace had so many items to report, I had a hard time knowing when to stop shooting photos.

    How many kind of plumbing pipes you can spot in this photo?

    Also gander at the floor beam squashed over the pier in the background.

    Here are a few more pics from the house. The foundation was juking and chiving. Sparky would have a field day. There was not a plumb wall or level spot in the house. Of course the ever popular rotted band joist.

    Fortunately, the buyer is an investor and is going to gut the place and rehab. Listing price is $99,950 for 3100 sq ft. He claims once he dumps $50-$60 in, it will sell for $250. Couple blocks from downtown and the University. Neighborhood on the rebound. Yada Yada Yada.

    I could have an spent hour in the crawl between the wiring and plumbing. The curtain wall had completely failed in one location. There were at least 3 floor beams that had compressed 3 to 4 inches. The band joist was compressed and/or broken in at least 3 locations over a 6 foot span. There were missing floor joists. Erosion gullies running across the floor. Suspended furnace oil tank.

    The investor went in the crawlspace (approximately 5' head room) and wandered around with me. He is planning on replacing all electrical, plumbing, and HVAC(3 space heaters).

    I was clicking photos like mad. I spent about 15 minutes total. I warned him the report would have a lot of comments like Numerous, Systemic, Overwhelming, etc. He is a frequent flyer with me.

    One time I called the fire department regarding his property is was so immediately hazardous. The site became a Haz Mat scene.

    The plumbing and electrical will probably be the cheapest repairs on that home. What a mess.

    Gut?! How about tear down and start from scratch?
    I hate inspections like that. I'd really rather do something else. Almost anything else.

    Yes, rated at 100 psi. Did you check the water pressure?

    I always recommend a plumber eval due to issues with the crimped connections.
