Foundation Problem
We purchased a home that is on a crawl space, and has a sunken living room. Oddly, it appears that just the sunken living room was built with no sill plate on the exterior wall. The floor joists rest directly on the block foundation. At some point in the past there was some insect damage to the joists, and the original joists were sistered with new treated lumber. To make thing a bit stranger, at some point, perhaps because a previous owner did not like the look of n sill plate, brick and mortar were used to fill the void between the block foundation and the floor boards.
Questions: how in the world could this be remediated? Does it have to be - to sell? What would the likely outcome of an inspection?
