    Default New Roof....??

    This is a brand new house....shouldn't the flashing be under the clay-intelocking shingles or at least extend out 12"? Are those anchors apropriate?

    Roni,

    Depends on the System of installation.

    Also, those clips you see at the butt ends of the tiles are to hold them down during high wind events. Where do you live? Please click on 'User CP' and fill in your location. Thanks.

    I notice that there are only some clips in some places? Are the rest installed incorrectly and not doing anything (like the clip in the second course up, second tile from left, 2nd photo.

    Hi Jerry,

    I live in Panama City, Panama where we are victims of tropical weather and terrential downpoars every now and then. We don't suffer hurricanes or earthquakes but it rains 9 months out of the year here.

    From what was visible, the builder installed a plycem board sheathing covered with asphalt and then the clay tiles. I believe that those anchors are not serving any purpose or installed incorrectly because there were many loose/missing all over the roof surface.

    That's why I pointed them out.

    I'm guessing that if you look at the installation instructions for those tiles, you will see that they are there to hold the butt end of the tile down.

    I've seen similar clips here, however, when clips are used here the clips are the type which hold the underlock edge of the tile down, which in turn helps hold the tile down, which in turn helps hold the overlock edge down on the underlock edge under it. All to help resist tile uplift.

    Also, if you look at the shape of those clips, they are made with a configuration which extends out over the head of the tile below, bends up at the butt of the tile above, then bends back over (but not much) the butt of the tile above. That help holds the butt end of the tile down.

    See if you can find out what manufacturer the tiles are, and what the installation instructions say. I'm curious to know what they are for if not for that. Thanks.

    Roni,

    I'm guessing that there is a flashing underneath the tile and underlayment, that that top flashing is acting as a 'counter flashing'.

    You would need the installation instructions to know the recommended way to install it.

    Typically, with flashing above the tile, you would have a System One roof, however, the flashing above the tile would be sheet lead and bent to conform to the contour of the tile, leaving no gaps.

    Ditto what ec Jerry advised plus like a defensive line in football you need to have a good gap defense. That roof don't!
    I heard it can get windy where you are and driving rain and all that???

    I think WC Jerry was referring to all the visible gaps which would/could allow wind driven rain to enter below the tile.

    *IF* that is a System One roof, *the tile is* the *water proof covering*. No water is intended to get past the tile.

    If that is not a System One roof, then water is expected to get past the tile, the tile is only expected to keep about 90% of the water off the tile underlayment, with the tile underlayment taking care of the remaining 10% of the water.

    Jerry,

    I'm not too familiar with a System One Roof, how can we determine that...Maybe the local terminology is different...

    I am attaching a pic of the roof fascia which has water staining....Remember, this is a brand new house and already we are finding these deficiencies...So for sure water is getting under the tile...
