Should this area be flashed?
Hello all,

In this case what is the proper way to finish this area to protect the framing & sheathing from the elements?

As a home inspector do you simply recommend it be repaired or (if you know) do you suggest the proper repair?

I normally don't recommend how to repair something for the simple reason if what you recommend does not fix the problem the first thing you will hear from the seller is "I did what you said and it is still broken (or leaking, or ect.)"

Never mind that the repair was done half-&ss by an unqualified person. I just state what I observe and who should fix it....not how to fix it.

Here is an excerpt from the NC SOP.... Notice .1105 (a) (3)

.1105 GENERAL EXCLUSIONS:
(a) Home inspectors are not required to report on:
(1) Life expectancy of any component or system;
(2) The causes of the need for a repair;
(3) The methods, materials, and costs of corrections;
(4) The suitability of the property for any specialized use;
(5) Compliance or non-compliance with codes, ordinances, statutes, regulatory requirements or restrictions;
(6) The market value of the property or its marketability;
(7) The advisability or inadvisability of purchase of the property;
(8) Any component or system that was not inspected;
(9) The presence or absence of pests such as wood damaging organisms, rodents, or insects; or
(10) Cosmetic damage, underground items, or items not permanently installed.

Could you see the roof underlayment back there or are you assuming there is no flashing?

1st pic I could see the underlayment the 2nd pic I could see the facia board. In both cases the wood looked weathered but not rotted.
