Nick, How do you report on slate roofs. Do you walk on them? Did you defer to slate roof specialist due to delamination/flaking?

Dave, I do not walk then to prevent damage. Most of the defects on this roof were able to observed from ground level and I was able to put a small ladder up on a rear enclosed porch roof against the slate roof eaves. This one had everything wrong and is at the end of its life. I reported what I saw - broken, missing, and delaminating slates - improper tar seals on ridges and on copper flashings - heavy tree debris buildup with sapling growth in rear roof valley - daylight visible to exterior from attic in multiple areas and evidence of previous water penetration. Immediate repairs needed - anticipate and budget for replacement of roof. The house was 100 years old.

I roofed a house like that about 5 years ago. It was also about a 100 years old. Must of been popular. I framed in the center though to give it pitch and installed EPM in the center and shingles on the sides.
