The basement is divided into a semi-finished basement and a 32"(vertical) crawlspace. The property is marine waterfront, approximately 5' above sea-level, and it periodically floods. The floor of the living space above the crawl warps from this condition. The crawl has a cement floor. I think that installing a plastic vapor barrier on the floor may tend to retain flood water. The sump pump is adequate to remove the water. I was wondering if Styrofoam sheets glued directly to the bottom of the living space floor with un-faced insulation between the joists below the foam, might be a solution. Will the moisture be able to get between the floor and the foam causing rot and or mold. Should the plastic vapor barrier be installed as well? Is there any other materiel that can be used?
