Looks like it's ready to go. Was the chimney lined? Was the chimney even being used? Was it being used for a wood burning fireplace or an appliance vent?

Oil fired furnace and water heater vent, but there's a second one for a fireplace that most likely looks the same. I couldn't get a picture of that one.

Philadelphia chimneys are always an adventure John. But this one is nothing that a bucket of tar can't fix .

Wow. Do you guys ever get to inspect modern homes? Every house in that burb looks like it's over 150.

    John,

Those 150 year old homes ARE the newer modern homes.

That one was about 80, which is kind of typical. Most of the houses I inspect are between 60 and 100.

Cooincidentally, the air filters on the furnaces in these houses are also 60 - 100 years old too.

Yes I can imagine the dust is pretty thick in some of the corners of those old places. In my area, 50 years is old, 100 years old is a historical site, "heritage home".
Anything older than that has melted away in the rain by now.
We do get a few of the old ones and they are always an adventure.
When a client asks about a stain in the plaster on a 100 yr old house, I have to explain that the place has had at least four roofs and they were probably leaking before they were replaced, so yeah, there's going to be a few stains.
