    Hey guys,

    I'm writing up an article on what agents could do better (or things that irk you) when dealing with home inspectors and clients.

    I obviously wouldn't quote you without permission/attribution to your site.

    Honestly, I have few issue with Realtors. For the most part, they treat me like a professional, and act like a professional. But, here are a couple things that have come up....
    1. Listing agent not confirming all of the utilities are on. I have found that the Buyer's agent (my clients Realtor) has asked if the utilities are on, and was told YES.
    2. If the house does not have a Supra, then please tell me the code for the lockbox. AND, where the lockbox is located if its not at the front door.
    3. Listing agent to inform the occupants there is going to be an inspection (date and time), AND to remove or cage all dogs, even the ones that have never bit anyone. I've been bit three times. Closing a dog in the laundry room does not count. If there are cats in the house that they care if they get out, please remove them from the house for the inspection. We are not responsible for pets, or cat herders.
    4. Like one of Raymond's items TURN OFF THE ALARM OF GIVE ME THE CODE!

    Hey Gary,

    Both hopefully. I'll be pitching it to my freelance contacts that write for Realtor, Trulia, etc. If it gets picked up I'd try my best to have them spread the link love to any references.

    Thank you for sharing these. Again, unreal that these happen. I've definitely been amazed how many times I try to open the lockbox for a showing and the owner/renter answers the door completely unaware. Can't believe you've been bit! Was it bad enough to take legal action?

    Here's another regarding the time factor - how long will this take? Inspector - About 2 hours; Realtor/ vendor - well I have an appointment (pick your favored one) so you just have an hour.

    Or perhaps the one about the agent sitting out in their car - he/she really doesn't want to know whats wrong with the house, because they will be obligated to disclose it if this offer falls through!

    Hi Kevin,
    OK, here is the really weird part. I was bit by the same dog three years apart. So, three bites, only two dogs.

    1. Went to inspection, met seller and befriended her little dog. After I was in the house about an hour and a half, I started to go down into basement and the dog came up and bit my in the back of the leg. The woman said "OH MY!!! She has never done that before". No torn pants, no broken skin, just really sore. No harm.
    2. Go to inspection, no one home, I go into laundry room and two dogs are in there and they both take out after me. One bites me in the back of the leg, tears my pants, and draws blood. I call listing agent and tell them what happened, and that I want dog owners to give me vaccine documents, pay for new pants and pay for DR visit. They compiled with everything. I did report dog bite to County.
    3. Go to inspection, seller is there with little dog. I don't recognize her or dog. We make nice and after a couple hours I turn to go outside and dog comes up and bites me in the back of the leg. The woman then says"OH MY!!! She has never done that before".!!! I flash back to other dog bite, when she said the same thing. I asked her if she used to live over on so and so street (one will remember where they were bit by a dog). When she told me she did, I reminded her that her little shitheal of a dog bit me then too. I reported her to the County as well, and she paid me for a new pair of pants. Lucky for me, the dog did not break the skin, but I had a nasty bruise for months.

    I had an inspector friend who killed a dog at an inspection (I almost killed one, but that dog was lucky).

    When my inspector friend was at his inspection the seller was holding the dog back on its leash, the dog was growing, the seller kept teasing my friend and the dog by releasing, then pulling back on the leash.

    My friend was a big guy, into marshal arts, and had been a Army Special Forces Ranger ... not someone to play around with ... he was holding his Maglite in one hand and tapping it against his other hand, and told the seller he needed to keep his dog back or his dog would be his dead dog.

    The seller released the leash a little too far, the dog lunged at my friend - one whack of the Maglite on the dog's head and the dog crumpled to the floor ... dead.

    The seller started screaming 'You killed my dog!'

    My friend called the police and reported that the seller had let the dog lunge at him - end result was the seller was arrested for releasing the attack dog on my friend.

    In my case the dog came charging at me, I was holding my fascia tapping and probe tool (weed puller probe sticking out one end, rubber leg cap on the other end) - instinctively I lowered my probe tool to protect myself ... luckily for the dog I lowered the rubber cap end ... which the dog took down its throat as it lunged up towards me.

    The dog would have been dead with it's throat ripped open if the weed puller end went down its throat.

    The dog managed to back off the probe and keep breathing as it stumbled away from me.

    Talk about a serious ethics violation. Sitting in the car, that's a new one to me.

    Jack, forgive me for this but these stories made me laugh out loud (in a shocked way and only because you ended up being ok) but I would understand if you have a little PTSD and double check with agents about dogs in the house!

    Agents who fail to provide the CBS code or access information to the property.

    Agent: You are correct, many weeks before hanukkah. It is the vendor's prayer stanaruty/station. They are ultra orthodox.
    Myself: I thought you said they have not lived 0r visited the home for 18 months and are residing in BC?
    Agent: You want a coffee, it's on me?
    Agent returning from getting coffee: I thought I told you not to move it!!!!!
    Myself: No worries. I will put it right back. Did you know the damper mechanism is not functioning/frozen shut and the breast is separated from the wall? Looks like it was just rebuilt.
    The entire agency was closed last year.
    Man what a bunch that were told to do some pretty despicable things or else.
    Could not happen to a better person.

    Lastly. Agent eyesight.
    Two agents walk into a bar, one after another.
    You think the second agent would have seen what the first agent did?

    In actuality, I meet professionals more and more as I evolve and it is always a great pleasure.
    They work as hard as myself, treat you with the utmost respect, and at the end of the inspection we all smile, exchanging courtesies and business cards.
    Great meeting them. makes everyone's day!

    I tend to agree, about 80-90% of agents I've worked with tended to be professionals and seemed to treat others that way. Still in shock about one threatening to punch you in the face.

    As God is my witness, which he is, I have been through very unprofessional to what I call "criminal behavior." All forms of intimidation and worse.
    All does not go unnoted and I will leave it at that.

    Need something to write about, I am sure many have very similar stories.

    I don't think its so much about what agents can do better but what their Brokers or the NRA can do to provide for better ethics.
    Most agents I've worked with are very good, ethical and helpful. The bad agents tend to be really, really bad. I'm sure all of us in this profession can provide war stories of bad agents. Agents who were bad to us and who blatantly throw their own client under the bus.
    Around here at least, the better agents tend to be ones that have been around for awhile and have multiple deals in the pipeline. This of course means they have multiple options for an upcoming paycheck which in turn makes for less stress, less desperate decisions and less bad behavior. The other good agents tend to be the brand new ones who haven't been corrupted yet or still have remaining funds to float themselves until their first deals close.
    The bad agents around here at least, tend to be the generally unethical real estate types by trait anyway, the ones who may have once been good but moved over to the dark side, and then those who haven't closed enough deals and are really desperate for money.
    Obviously I'm not a agent so my knowledge of pay structures is limited. However, I do wonder if the agent associations shouldn't be looking at some sort of adjusted pay structure or consumer buy in so that they don't end up making poor decisions due to lack of an upcoming paycheck.
    Probably more importantly in our area in terms of what agents can do better is stop screwing the public with horrible 3 or 5 day inspection / attorney review periods on contracts. 5 days has unfortunately been working its way into becoming the norm here. 3 days is just the agent screwing their client. So many buyers are getting screwed with these short periods and buyers don't even know they can ask for more time. 7 days should be the minimum, 10 days would be nice. Agent arguments about why short periods are needed are just fluff nonsense.

    I can't speak for other cities and states but here in Louisville KY and the surrounding areas it is widespread that Real Estate Agents interfere with inspections and the buyers choice for an Inspection Company, if you are very thorough you are blacklisted unless you help to ease the sting of the thoroughness with much psychological petting the whole time basically saying everything is typical, (but typical adds up in cost). Agents cancel inspections after they have been scheduled saying "the selling Agent will not let you in".. basically a swaying of who they use.

    Seldom are sellers told we have to get to all of the utilities for inspection and have them unblocked, shelving in closets and belongings are seldom removed for attic access.

    Agents like to recommend and have their long time buddies or acquaintances come say things are of no concern, especially "so called" Structural Engineers who are really just Home Inspectors who got their License but never worked a job at a Structural Engineering firm.

    There are never any foot wipe mats for the inspection at doors so people can wipe their feet, sure, booties are great but they are not the "responsibility" of the Inspector to hand out booties to everyone.

    The number one complaint I have is the Association of Realtors, they NEVER have classes or teaching on how to make sure you service the buyer, the most important person in the transaction. I HAVE VISITED MULTIPLE WEBSITES LIKE THE GREATER lOUISVILLE ASSOCIATION OF REALTORS AND NOT EVEN ONE MENTION COULD BE FOUND ANYWHERE AT ANYTIME ABOUT PROTECTING THE BUYER.. IT REALLY SHOWS WHAT SEEMS TO MATTER MOST TO THE INDUSTRY..

    LOL, Had to scream that one out because I honestly believe that no industry in this Country has done as much harm to American families as the Real Estate Industry due to the lack of protection for families when buying a home. The entire industry needs revamping or be dissolved in my opinion.

    I have met a scant few in 35 years working with and around Real Estate Agents who truly want the best for their clients and the most thorough inspection exposing all issues with the home; my business partner who started this business with me 20 years ago showed me first hand the things the Realtors had him do in the Pest Control field just to get a house to closing and it was bad.. very bad, especially the flipper ones. Obviously not all are as bad as to purposely allow a family to get ripped off but far too many, Especially when it is our Veterans.

    ALL of my construction buddies refuse to work for Agents and most compare them to attorneys and car salesman and worse.. no offense to Kevin, just mine and many Inspectors experiences here locally.

    LOL, Had to scream that one out because I honestly believe that no industry in this Country has done as much harm to American families as the Real Estate Industry due to the lack of protection for families when buying a home. The entire industry needs revamping or be dissolved in my opinion.

    I have met a scant few in 35 years working with and around Real Estate Agents who truly want the best for their clients and the most thorough inspection exposing all issues with the home; my business partner who started this business with me 20 years ago showed me first hand the things the Realtors had him do in the Pest Control field just to get a house to closing and it was bad.. very bad, especially the flipper ones. Obviously not all are as bad as to purposely allow a family to get ripped off but far too many, Especially when it is our Veterans.

    ALL of my construction buddies refuse to work for Agents and most compare them to attorneys and car salesman and worse.. no offense to Kevin, just mine and many Inspectors experiences here locally.
    None taken Kenny! This is exactly the honest feedback I was looking for. This (like many of the other posts) is shocking to me that agents would conceal or deceive buyers who trust them!

    To all, I am writing up this piece this weekend and will post here when published. Just in case, I was thinking of linking to each of you in a footnote "sources" section rather than inline quotes. This will keep from any potential agents giving you hell for the honesty
