home warranty
Does anyone know where I can find out what the warranty was on a house built in 1997 in S.C.?
I know the general warranty is 1 year, but the structural has now changed to 10 years.
Of course, some builders offer the 2 & 10 now.
I need to know what it was in 1997.
I heard 13 years but I can't confirm that.

It is my understanding that the builder can offer any warranty they want...or none at all. Some of the bigger builders do offer a 10 year structural warranty after the one year warranty ends. But it is not required as far as I know...

I'm not sure what the law stipulates, actually, I was under the impression that it was two years mandatory, but, in any event read the article about this Pulte home built in 1996.

I just talked to a builder the other day, SC law just changed again, now 8 years for structural, was 10yr for awhile. It was 13 yr in and around 2001 for structural.
They can tell you about 1997 here:

There is a bill currently before the House committe on Labor, Commerce and Industry entitled the home lemon law.
Of course it could die in committe or the Governor can chose to veto.
The bill does appear to have some teeth and appears to be consumer friendly, which will undoubtedly ensure that it will nwver see the light of day.
in part, it states,
Section 37‑18‑60. A homeowner must file a complaint under this chapter before the earlier of:
(1) the date the express warranty period expires; or
(2) the tenth anniversary of the closing date.
