    Default A new one on me, what is it?

    Any ideas? Found between the two cleanouts in the flower bed.

    Looks like it may be an a/c condensate drain with a piece of PVC below it so it does not make the big mess most do.

    I see the building sewer clean out in the upper right corner.

    Nope, should have been clearer, my bad cuz it does look like that if you didn't know that this is 3" PVC pipe coming from the ground up then U (upside down) back down to 4" PVC that looks like it goes into the cleanout line positioned right between the two cleanout openings in the flowerbed. The drain line is where it belongs in the eve over a window.

    BINGO! That's it! Now that you mention it, I have seen these, just usually near the pool equipment. That drained into the ground and I "assumed" it went directly to the drain. Every once in a while I need a reminder why it's bad to make assumptions and that I should do the extra work and actually find what I'm not seeing. Thanks Jim!

    On those swimming pool drain lines, they must have that gap as is present on the picture you posted. If that pool line is "inside" the drain line, its a write up.

    To add to Rick's post the air gap is to be twice the diameter of the pipe. So since that pipe is 3" there should be a 6" air gap.
