    Default Mold NJ

    Does anyone have any advice on Mold testing? Is the ERMI test or Air-O-Cell test more effective? Also how do you report the results to your clients while limiting your liability?

    Don't bother wasting your time doing it, there is no value to the client for it, and your testing will not produce any real results either.

    All you will do is spend money on either and enable those companies to make money but gain nothing for yourself or your client.

    I will let the other fill in the blanks I left out.

    I'll take a stab......

    First off the EPA does not recommend blind mold testing. In other words if you do not see or smell mold you do not test for it.

    If you see mold or something that is fuzzy and looks like it is growing where normally something shouldn't and or if you smell mold then you really have no reason to test for it. You know it is present so now you need to discover the reason that it is growing! Is it being caused by a water leak? Is it being caused by poor ventilation, improper ventilation, poor insulation or improperly installed insulation? How about an improperly sized or installed HVAC system?

    The list can go on and on.

    Mold testing serves no real purpose other than telling folks what the tester most likely already knows. It does not help to stop the problem; it increases the cost of the inspection process for the client; it adds to the liability of the home inspector doing the testing; and it is fostered by fear driven by those that will profit from it.

    I haven't been involved in the DDMG for a number of years, but if you ask Scott nicely I'm guessing that additional members are still being accepted into the group.

    My certificate went out with the wet office stuff when Katrina took the roof off my office at my home in Mississippi.....

    Sorry to hear that, but some things are replaceable ...
