    Default Mortgage Field Inspector

    Hello:

    My name is Crystal Barksdale. I am new to home inspections, although l have been trying to start a business in this field for quite some time. l do not know if this community accepts Mortgage Field Inspectors, but I am still interested in the important information l have seen through this site. I am actually joining to get information and feedback on how to get my business up and running in a timely matter. I live in Florida, where I have been reading that home inspectors do not have to have a license, but l would like to find out if there are any free or affordable courses available where l can learn what l need to learn in order to be hired by different firms and later venture out to having my own home inspection company one day. l look forward to networking with everyone here, and l appreciate the warm and friendly atmosphere.

    You might want to do some additional research on home inspectors being licensed in Florida. I don't have the exact dates, but a license law was passed in FL a couple of years ago. It is scheduled to start I belive in Mid 2010. Just Google it and you should find the information. I think that the state is just putting everything together so not much information is available at this time.

    Good point from Scott

    Even if you start before the scheduled date for licensing to take place I am sure there is going to be some clause that will state that you already have to have been an inspector for x amount of time or have done x amount of inspections or you will need an approved home inspection course as in some hours of schooling or training. I would certainly take a course for home inspectors at the very least to have those hours covered. There are schools that have state approved teaching credentials and I would certainly use one of them so you will have accepted hours of schooling behind you.

    Lets forget about all that. You need training and classes anyway. There is no way you can be a proficient home inspector in the slightest just getting out there and starting to inspect. With the licensing will come more liability. With liability will come general liability, E&O, honesty bond etc. With home inspection licensing I am sure it will be sinilar to Texas or other states that where you are inspecting the envelope and systems in a home that is part of a Real Estate transaction, to do so you will need to be a licensed home inspector.

    I would check with your state or local Home Inspector Associations such as FABI. They of course will be doing less guessing like I am at the moment for qualifications that are going to be needed.

    The last thing you want to do is get set up in business now only to find out that you need 400 hours of class room or a year or 2 as an apprentice inspector and such. Again the important part is the inspection of Real property for sale. I know this state does not allow anyone to be doing a home inspection of anykind on a real estate transaction home unless you are state licensed. In saying that inspecting for "Mortgage Field Inspectors" may or may not fall under home inspection rules for your state.
