    It's unfortunate that this happened to this poor gal, but she should also learn from this experience that a visual inspection doesn't include what's behind the walls or between the floor and ceilings.

    Not every state is like that, but he makes it seem so.

    Perhaps if more stories like this got out more people would stop shopping for inspectors based on fees only.

    Used a friend for a Realtor. Mistake 1
    Didn't choose her own Inspector. Mistake 2
    Hired a mold "expert" Mistake 3 (unless it was a microbiologist or environmental engineer)ority of the $45K went?
    He told her to move out. What a surprise! Might I guess that the comapny inspecting also did remediation? And might I guess at where the majority of the $45K went?

    Some people have to learn things the hard way. Things like:

    Employ the services of a GOOD real estate agent, not a friend. (They are out there but you have to look hard to find them.)

    Hire the best home inspector you can find, not the one your real estate agent (aka, friend) recommends.

    Do not try to save money by hiring a cheaper home inspector.

    If this poor homebuyer had employed a competent real estate agent (rather than a licensed door opener) and had hired a good home inspector (for perhaps $50 or $100 more than the one recommended by her agent/friend) she could have saved herself $45,000+.
