    Default Foam form foundation

    Modular home with a walk-out basement, exposed foam on exterior on the foundation.
    Contractor said it is finished.

    Shouldn't there be a finish coating over the foam forms?

    Hello Micheal. It depends on the arrangements made at the time of sale. If the buyers are buying a finished home with a finished foundation, the builder can't call that finished.

    No code rules are needed to describe "finished", IMO. The code rules are different for a Modular than for a standard home, and the buyers should look at their purchase contract and get their facts straight before they go back to the builder.
    That is the job of the realtor to figure out, if they have a realtor.

    Take pictures and report what is there.

    Is it an ICF foundation or block, concrete covered with styrofoam?
    Pictures would help.
