    I work in insurance loss control and review work by inspectors, so wanted to see how things are on that side of the fence. There are always new things to learn.Have 30 years in the field LC experience, commercial, plus CAT duty for Katrina.

    Hi, Karen:

    Glad to see your post. I am an independent contractor preparing simple residential reports. Have been looking at this forum for a few months for the same reason: To learn something. Am retired real estate appraiser. Started doing inspections September, 2008.

    One thing that can help control losses is having issues of moisture/water attended to immediately. Two recent jobs involved fire damage and basement flooding. Had the water been removed immediately and the possessions and interiors dried right away things could have been salvaged. But due to lack of action one house needs to be torn down and the other one extensively gutted. Vacant homes with the HVAC off also stand to suffer moisture related issues that are not related to leaks or water intrusion.
