    Default cacks on veneer crack

    looked at a house which has cracked brick in two places on the garage brick veneer. one is above the garage door and other is between the two garage doors. also at the base of the garage doors, there is crack in concrete. what could this be due to settlement or just cosmetic? any help is appreciated.

    this is 21 year old house and its' poured concrete foundation. The garage is attached to the house and there is no living area above it. in addition on the left side wall of this garage there are some hairline cracks in the foundation wall

    The cracks outside are vertical in orientation. attached are the photos.

    Mr. B: First of all understand that:

    (1) I have never seen this house in person.

    (2) The pictures you posted provide only a very limited view of the house.

    (3) There are multiple unknowns the knowledge of which would greatly aid an accurate assessment of the issues involved.

    With those things in mind, and based solely upon the extremely scanty information available, it appears that the outside corners of this garage foundation have subsided. You are urged to consult with a licensed structural engineer for remedial options.
