    Default Field Services , Inc.

    I have been contacted by Field Services, Inc out of Holly Springs, GA. (fieldservices.com) to do inspections of manufactured homes here in Oklahoma. Has anyone had any experience with this company, and if so, what can I expect? It sounds like quick, easy money.

    I have not heard of them, but I'm going to guess that their fees are going to be low based on what they say on their site. Field Services, Inc. - Manufactured Housing Appraisals, Inspections, Visits and Skip Tracing

    Most field service companies pay very little and require a good amount of work in relation to the fee. About the only way they can become profitable is if you have multiple jobs in the same area.

    Thanks Scott, after further inquires, I discovered that the fees are pretty low. They pay $25 on what they call a "drive by" inspection which consists of 10 to 12 pictures of only the exterior. They pay an additional $10 if the home is occupied and the occupants answer the door and verify information provided on a questionnaire. If the home is unoccupied or abandoned, they pay $40 for an interior and exterior inspection which consists of 30 to 40 pictures including a picture of the lock change that you perform of which they reimburse you the cost of the lock. If you winterize the home, it pays $100. That consists of draining the water heater, turning off any utilities, blowing out the drain lines, then treating the lines with antifreeze. It may only be fill in work between inspections, but you are right...you have to have several lined up in the same area to make it worth your while.

    That's funny. I wouldn't even dare to knock on some of the doors in the high foreclosure areas, let alone "interview" the occupant for 10 bucks.

    Even going around the property taking pictures can leed to a confrontation that is not worth what they will pay.

    Are these properties delinquent or going into foreclosure? If so get police escort? People are getting real testy as things turn sour for them.

    I have worked for Trinity Inspections for as long as they have been around. Now instead of draw inspections they are doing what are called "disaster inspections" for several mortgage companies.

    When folks refinance their home the mortgage company wants some photos of it to make sure that it is OK. They have two types, one is a "drive by" that requires a photo of the front of the house and one of the address (mailbox), I never get out of my truck. This type pays $25 to $50 depending on the location. The next one requires you to get in contact with the owner. You take two pictures of the interior, two of the exterior, one of the address and two of the street. This one pays $50 to $75.. I do this type of inspection only if it is no more than 10 miles from my home. If you are in a really rural area it is not going to work as well simply due to the travel.

    It takes a couple of minutes to upload the photos and to fill out the short form.

    I use them as fill-in work. I do them during the day as I drive around town or as time permits. I have been averaging about 6 a week for the past few months. Last week I did 9 "drive by" types in one afternoon and I never left the same subdivision. Yesterday after my morning inspection I did two drive by jobs each at $50. Today I have three at $25 all within a mile of each other.

    They are not for everyone, but they sure do beat sitting around doing nothing on those slow days.

    I agree, idle time pays no fees. Of course, you have to take every situation and use your best judgment. It is a little slow right now, so I think it may be worth a test drive. If it works out....hey....it may mean just a few more rounds of golf! Thanks for everyone's input.
