How do you write up when the exterior coil fins are corroded but the machine is still cooling. Unit is from 2002

That it is not operating properly.

It was designed and intended to transfer a given amount of heat from the coil to the air, and without the proper number, size, and condition fins, that heat transfer is going to be reduced, sometimes *drastically* reduced.

The condenser unit needs to be replaced, which now means replacing the interior unit too.
