    Talking Painted roof shingles?

    This is a first for me. The architectural shingles on this home have been painted black, originally they were brown. Sure makes it hard to tell the true condition of the shingle. I have seen paint that's designed for asphalt/fiberglass shingles, one manufacture has pulled their roof paint off the market as it was trapping moisture below shingles and causing roof sheathing to rot. This just seems like a bad idea for so many reasons.

    Owner probably did it to keep the wife happy. We all know how they like to frequently change things, for absolutely no logical reason.

    On the other hand, could just be a tightwad owner himself, shelling out a few hundred $$$ for paint instead of a few thousand $$$ for a new roof.

    Actually, you have already determined the true condition of the shingles - they are in need of replacement ... because they have been painted.

    One 'could' argue that IF the paint was approved for that exact type and manufacturer of shingle ... AND ... the manufacturer of those shingles approved that exact paint for application to their shingles ... painting the shingles MAY be allowed. That's a lot of 'if' and 'and' in there.

    Besides painting roof shingles being goofy, I would be checking the south side of the house at the eaves for wear, the flashings, and then any of the valleys.

    I would not make any big deal just because it's painted. I would tell my client that painting a roof is goofy and would most likely void the warranty.

    A little of a Devil's advocate.
    Painting the shingle most likely voids the warranted if you could determine the manufacture.

    But what about the painting of the shingle makes them in need of replacement?
    - Lets preface the answer by saying:
    - The paint was water based latex or acrylic latex.
    - That the paint was not intended for shingle, so no paint warranty.
    - The single Manf. does not warrant shingle that has been painted.
    - The only condition that can be found is that some of the paint has pealed, flaked or worn off.
    - The shingle shows no deterioration of the shingle itself.

    I am pretty sure that that isn't paint. It looks like that deck resurfacing tough coat stuff. You can see what looks like grit material to keep the surface from being too slick.
    That's an interesting way to use that stuff and clearly beyond what it is designed for.

    If you choose not to decide, you still have made a choice.

    Probably was told when the property was listed that everything needed a coat of paint, so they did...
