Commercial inspection - Contract form and pricing.

Does anyone have a recommendation for a form of contract for light commercial property.
It's for a steel building mostly open space with office quadrant.

In discussion with the client, I will propose an inspection and report on major systems only, since the client will redevelop the interiors to suit. The client does not want me to engage in services of others or for expert opinion, as they did not want that type of detailed analysis.

Also, what do you think would be a fair price (cost/SF). The building is approx 30K S.F.

What type of framing & cladding? Your description of steel building, are frame & cladding both steel?
Fire protection? Wet pipe or dry pipe sprinkler? Monitored or local only alarm?
Roof height, style, material and access?
Electrical service? 3 Phase? Transformers on site and are they a part of the facility or do they belong to POCO?
Former and original use of the facility? Any EPA or local permitted process ever taken place at the facility?
Any pits, tanks or confined spaces?
Residential space nearby, mixed or commercial?
ADA access? Parking areas? Stairs, steps and ramps?
Intended use of the facility after any renovations? Mercantile space? Offices? Cooking facilities?
It may just be an empty space right now but there are still a ton of questions and details to examine. As the building & any systems become more complex higher fees are warranted and you may be wise to have some assistance from others more familiar with some of the systems or components. Sorry for not giving a straight answer but details have a bearing on how long you will be tied up at the site and with any research that may be needed.

Pricing is what works for you, what the client wants, how much time will you have invested in the job, do you need to subcontract any specialist, etc..... Some commercial buildings have a large amount of empty space with very little office space, a few restrooms, and a few HVAC units. Simple to inspect...

.14 to .16 per square foot is a good number for me to work with on many projects.
