    Jeff,

    I assume that this is the same house as the one with the difficult water heater access in the laundry area. As with the water heater access, I would certainly talk about your access, installation and fall concerns. Given that the laundry appliances will have to be moved in, then moved out when the water heater needs to be replaced and then back in again.

    I always make mention too that there should be a drain pan with a drain below the laundry machine when they are on the second floor. This is something many times overlooked.

    As far as the clearances, I've got washers and dryers in such tight spots. You could even pull off those bi-fold doors at the hinges to give yourself some more room.

    Plus 4 on those railings I'd bet too.

    IRC 2003 R311.3 The minimum width of a hallway shall be not less than 3 FT.
