    Default Inner window sill height

    Not pertaining to EERO, unless that is what it falls under, a living room by the way, exterior is less than six feet from grade, what is the required minimum inner window sill height in residential one and two family homes.
    I am under the understanding 24" is the minimum required height.

    From the IRC:
    - R312.1 Window fall protection.
    - - basically says that if the top of the sill (bottom of opening) is less than 24 inches above the interior finished floor where the grade or surface outside is greater than 72 inches below the sill - otherwise protection for the window opening is required

    On another subject.
    I am doing a phase inspection. Gutted home.
    Exterior window/sill height, cobbled sloped brick, are at 27" above grade if my memory services me well.
    The CMHC mortgage / home inspector consultant recommended the brick courses be increased to 36" to protect anyone from tripping/falling into the window that is not safety glass and injuring themselves.
    Geez, these guys get under my skin!!!!
    Not only is the window to large, energy loss is a no brainier, it comes down to no fix his way, no mortgage.

    Conflicted interest form a real short sighted inspector.
    Too bad.
    So sad.

    I recommended, get another mortgage company.

    A window well to allow the correct depth from the outer sill, or other protective measure like a guardrail, would pacify this height deficiency and be less costly.

    The client is allowed as long as she has a home inspector OK the procedure.
    I thought the CMHI inspector was an inspector?
