    Default on a mission to build a enclosed sun room.

    Hello I am a newbie to this site and i am hoping I can get some proper guiding. for starters the addition is going to be 19ftx13ft and have a raised flooring to match that of the house, I am already in the process of digging out for the foundation of being 2ft below surface and 6 inches wide, this part I know how to do because we built a new garage 20x20 last year but where I am at loss is how to do the raised flooring. The inspectors say they can not tell me what all i need let alone how to do it, the garage was easy but this is different it is a raised floor, I am learning all this so please be paitient. so the question is could you please give me some advise during this project, for now I am doing the permit and the designe and working on list of materials needed once I figure what those actually are them submit the papers to the city.

    There are variables; are you considering raising the grade for the floor, or constructing a crawl space? (Concrete floor or wood frame construction?)

    Once you provide a proper foundation and floor system, the rest is likely typical construction.

    In my area if I were to do so, I have about 24 inches (+/-) to grade, so I would likely go slab on grade with concrete foundations and build steps to the lower floor area. Alternatively I could go flush with the current floor level and have very little room for a crawl space since the wood floor system would likely be taking up 10 to 12 inches.

    Sounds like you need to consider which way you prefer to go with your build.
