    Default Metal roof flashing

    This 10 yr old roof sidewall flashing should be installed underneath the siding, but I've seen this a 100 times and it drives me crazy. Is it that hard to remove the siding and put the flashing underneath ?? (house built in 1983)

    Is it hard to remove the siding to flash the roof correctly? That depends on the type of siding. It appears to be vinyl siding, and if it is, then it was just laziness on the part of the contractor. If it is wood fiber or cement fiber or another material, it can be a little more difficult. But even if it is more difficult, that is not a professional job and it may leak in a heavy rain or a prolonged steady rain.

    Siding on and jay channel needs to be loosened on the front from the jay-channel and flashing should go against the sidewall. This is easy to do with vinyl siding, the same thing on the sidewall, there is a zip-tool to unlock the panels when they lose you lift them out of the jay channel remove jay channel, put the flashing, install the jay and using the same zip-tool lock the panels in place.

    That's actually worse than no flashing at all. Water will be trapped behind the flashing causing all kinds of damage to the underlying materials.

    Removing the siding on cheek walls and other walls which protrude above the roof line requires removal of at least 1 foot of siding, waterproof membrane and metal flashing. Without all of this, you're asking for trouble.

    Unfortunately for the unsuspecting owner, the damage often remains concealed for more than a year giving the crappy roofer time for a clean getaway.

    John, of course, the flashing should be installed the right way. New construction the flashing and roof will be installed before the siding. On the existing, the flashing needs to be overlapped.
