    Question Modular home -ceiling cracks

    My modular home has ceiling cracks all along where the ceiling and walls butt. The crack is straight and continuous throughout the home; at least 90%

    Not a lot to go on here. We could use a lot more information in order to give you any real help.

    First question is terms like "modular", "manufactured", and "mobile" homes often get used interchangeably. Also, I am not entirely sure if Canada uses the same definitions that we do down here south of the border. Without trying to insult you, are you certain it's a modular home?

    Cracks are not uncommon, although in the various types of factory-built homes, they are less so, given the controlled conditions that the homes are typically built under. Is the home still under warranty?

    Two of the terms, at least here in the states, are basically interchangeable: manufactured home and mobile home.

    But there is an underlying difference (basically sort of a dividing line in construction): 1975 and earlier are/were mobile homes; 1976 and later are manufactured homes ... although the "mobile" home part of the name was so ingrained in common use the it is still used by many, even real estate agents who should know better (they diminish the value of what they are trying to sell by still referring to them as "mobile" homes).

    Manufactured homes here in the states are built to a HUD code, not a stronger and better building code.

    A modular home, here in the states, is built to the building code ... which can become an issue if the factory is building to a code which is not equal or better than the code which is applicable to the area the modular home is being installed.

    Modular home are real property and appreciate, like site built homes.

    Manufactured homes are titled like vehicles and typically depreciate like vehicles, and are taxed as vehicles (registration and license plate). In many areas, manufactured homes can be converted into real property and titled with the land and taxed as improvements to the land.

    Naturally, the above is about here in the stares.

    Some higher end manufactured homes are built with drywall walls and ceilings, like site built homes (most have panels with joints and a small trim covering the joints, which allows for movement during transit without showing signs of that movement), drywall manufactured homes have the drywall cracks (caused be movement during transit) patched after siting and installation is complete.
