Thread: Detached Garage

    Greetings,

    I'm looking for some requirements for a detached garage. The rafter space is enclosed by a ceiling.

    - Is ventilation required? As described in R806.1. There is none.
    - Is access required? As described in R807. There is none.

    Michael:

    Because of the continuous roof over the main house and the garage this garage, at least for insurance purposes, is attached. Assuming though that you consider it a detached building due to the lack of contiguous walls, the answers are:

    (1) Ventilation is required as per the code sited, but likely is required as well per the roof sheathing and shingle manufacturers. I am not aware of any exceptions regarding "detached" buildings. Some might argue that this is an "accessory structure", but it is not. That is defined as a structure that is incidental to that of the dwelling. Incidental is defined as something of minor consequence. Garages are not incidental structures.

    (2) Access is required by the code stated.

    I would suspect that location would have much to do regarding attic ventilation?

    As Aaron said: that garage is "attached".
