    I'd start with a properly routed dryer vent.

    That's what first came to mind. The only problem is that this is a poor garage conversion and the wash area and the water heater closet are now in the middle of the house. So I guess my question would be where would be the best way to reroute the dryer vent?

    Up and over? Up and out through a gable end? Up and out through the roof (which creates the risk of creating a roof leak in an existing roof)?

    All depends on the structure and style of the house.

    Two story or single story?

    Also, the T&P relief valve discharge line appears to be going uphill.

    Additionally, the vent is *inside* the draft hood instead of *over* the draft hood.

    What about adding a drain pan, is that water I see leaking at the bottom?

    That is water at the bottom. There was a fire in the closet caused by lint and pilot light. When I got the call to go out there and look at this I told them that they were going to need a professional plumber to correct the TP line, the water heater vent pipe (it was not secure, had openings in it, and not enough clearance), install a pan drain, and to check for any other items that may need to be serviced. I was suprised to see that the dryer vent terminated directley into the closet, and by the way there wasn't a cover over the pilot light for the water heater.

    There are other options for the pan drain, if the plumber was to elevate the water heater. If they do not then I woul suggest that one of those devices be used. I am leaving that up to the plumber. My main concern was the dryer vent.
