    Default Window intersecting roof

    This was interesting and made the report. However, the agent said there has "never been issues with it".

    The agent might be right, but that does not make the design right. Stupidity at its finest is a good way to describe the placement of that window. I really don't see why water is not flowing into the house, they must have really sealed the window flange and the wall or water just does not flow down by that window all that much. Maybe that satellite dish is deflecting the rain!

    According to this site Park City Utah has an average January snow depth of 23 inches:

    and that's not a very steep roof.

    I have a good home inspector friend who is also a ski instructor at Brighton near Salt Lake and he said that they around 140" or more base this year!

    Scott,
    This year was crazy. Brighton, which is in big cotton wood canyon, had a 200 inch base. Alta in little cotton wood received almost 800 inches of snow. So that window would have to be a problem sooner or later

    Question: How do you address EERO for bedrooms when you know the window will be completely covered over with, and blocked by, snow?

    Same question for natural light and ventilation.

    Ask the broker how long she has lived in the home and if she would like to put in writing that there will never be issues with it.
