    Default Sagging Floor

    I just inspected a house where the breakfast room extends out from the kitchen(much like a deck) and is supported by two steel posts at
    the exterior corners. The floor sags noticeably away from the house towards one corner. The house is 25 yrs old. What is likely going on here and what is the best type of repair? There is nothing underneath this room.

    Stephen, unless I had PE after my name I would not suggest how to fix, repair, replace, or install any structural support system that appeared defective. What you found cries for recommending further evaluation by a PE. I'm not a big fan of recommending "further evaluations," but in this case it’s absolutely de rigeur. Say what you saw, disclaim, defer, and move on.
