Odd Efflorescence
This caught my eye down the street from today's inspection - very odd.
Looking at the repeating "brick" pattern I suspect in may be "thin brick" gone bad, but that's just a guess.
Anyone see this before?

My guess water is leaking in from the balcony area and water being wicked up the brick where it appears the soil is in contact with the brick.

If you look at the picture centered on the door, the discoloration extends across above the entire porch to the right-hand corner of the building.

Looks like water from the window sill area. How much do you get paid for inspecting neighborhoods?

I know this is an older post but I thought I would provide an explanation.
The tree is to close to the home. Moisture on the tree leaves is transferred onto the surface to the bricks, the envelope, as well, onto the mortar every time there is rain.
Circulation: The bumped entranceway combined with tree foliage reduce circulation in that area allowing moisture to be wicked into the masonry. The bulk water and moisture dissolve soluble minerals that are deposited atop the masonry surface during the evaporation process.
There are other causes as well, no scuppers, but to me, the foliage is dispersing rain water on the envelope as is the false walkout and concrete balustrade.
