Roof is currently watertight, but entire surface has numerous mole runs.

Ignoring the other problems, would you recommend replacement?

Never heard that term before. You may need to use poison peanuts as a first treatment. ;)

Always called them "wrinkles", or "blisters", or "fish-mouths" depending on how big they were. :)

Yep. and properly slope the deck too, requires a minimum 1/4" per foot slope.

Hum.... checking.... it's in wiki:

mole run - Wiktionary (http://en.wiktionary.org/wiki/mole_run)

and the Wayne Roofing disctionary as well:

Roofing Glossary (http://www.waynesroofing.com/glossary4.html#m.1)

However Jerry's is always the "conservative" recommendation, anyone else?

That's mighty wrinkly. I'd recommend replacement, too.

Actully, I'm going to try to get back out there very early morning after the deal closes, - not much to see topside after 5 hours in direct sun.

No water at the underside, either, though there was a classic missing insulation image, and lots of "quality" ductwork.

Can you say that another way ? I can't understand what you are trying to say. thanks.

If you are saying what i think you are trying to say  dang...

You should go up on the roof just after sunset a keep a Thermal eye on the roof for thing to come alive for you.

Best
